Why AC fails in Dubai summer
Three causes account for most summer failures. First, clogged filters and dirty coils drop airflow until compressor pressure climbs and the unit trips on high-pressure cut-off. Second, slow gas leaks reduce cooling capacity below the demand point and the unit runs continuously without cooling. Third, condensate drains blocked with dust and bio-film overflow and either damage the ceiling or trigger an overflow safety shutdown.
All three are caught and fixed by basic quarterly servicing. None of them happen overnight — they develop slowly through the cooler months and announce themselves on the first 45 °C day.
The quarterly routine that prevents 90% of failures
Filter clean or replacement, coil check and clean if needed, gas pressure check, drain flush, electrical connection tighten, thermostat function test, condensate pump test where fitted, and a documented log per unit. Done four times a year, that routine catches developing issues weeks before they become breakdowns.
When to repair vs replace
Repair if: under 8 years old, compressor in good condition, R32 or R410A refrigerant, energy rating still relevant. Replace if: compressor failure on a 10+ year old unit, R22 refrigerant (now restricted), repeat repairs in 2 consecutive seasons, or efficiency clearly below modern inverter equivalents. Replacement payback through energy savings on older units is typically 3–5 years.
Duct cleaning and indoor air quality
Dubai ducting accumulates dust and biological growth that affects both efficiency and air quality. Professional duct cleaning every 18–24 months — agitation, vacuum extraction, sanitisation — is the standard. Filter upgrades to HEPA-grade where the system supports it are worth specifying for households with allergies or young children.
