Interior fit-out fails when partition, ceiling, flooring, MEP and joinery contractors are all separate. Sequencing slips, snagging multiplies, and the client carries the coordination burden. We package the whole fit-out under one contract with a single project manager — so handover dates actually hold.
Scope includes gypsum and glass partitions, suspended and bulkhead ceilings, flooring (carpet, vinyl, porcelain, hardwood), full joinery (reception desks, pantries, storage), painting, MEP coordination and signage support.
Authority approvals and handover
For fit-outs in commercial buildings we handle landlord NOC, Civil Defence approvals where required, and Dubai Municipality / DDA submissions for retail and F&B. Every handover includes as-built drawings, warranties and a clean snag list signed off before keys are returned.
Fit-out scope from design to handover
Full residential and commercial fit-out: gypsum partitions and ceilings, MEP first-fix coordination, joinery and built-in wardrobes, kitchen installation, flooring, tiling, painting, doors and ironmongery, glass and mirror works, lighting and final electrical, sanitary ware and bathroom installation, AC re-routing where required, and full handover cleaning. Single point of contact through the build, with weekly progress reports.
Common Dubai fit-out budgets
Light refresh fit-outs (paint, light joinery, minor electrical) typically AED 40,000–120,000 for a 3-bed apartment. Mid-tier full fit-outs with kitchen and bathroom renewals run AED 200,000–500,000 depending on finishes. Premium villa fit-outs scale from there. Every quote is itemised so you can adjust scope to budget rather than receive a take-it-or-leave-it lump sum.
