Villa renovation done properly in Dubai
Most villa renovations in Dubai run over time and over budget because trades aren't sequenced and the scope keeps shifting. We start every renovation with a fixed scope, a written schedule and a named project manager — and we keep civil, MEP, finishes, pool and landscape under one contract so coordination is our problem, not yours.
Scopes range from cosmetic refresh (paint, flooring, fixture upgrade) through to structural extensions, full kitchen and bathroom replacement, façade upgrades and integrated pool + garden makeovers.
Authority approvals
Structural changes, extensions and external works typically require Dubai Municipality, DDA or community authority NOC. We coordinate drawings, submissions and inspections so the renovation isn't paused waiting on paperwork. Cosmetic works generally don't need approvals.
Renovation phases and realistic timelines
Phase 1 — design lock and approvals (2–4 weeks). Phase 2 — strip-out and MEP first-fix (2–3 weeks). Phase 3 — civil and waterproofing (2–4 weeks). Phase 4 — second-fix MEP, joinery and finishes (4–8 weeks). Phase 5 — snagging and handover (1–2 weeks). A typical 4–5 bedroom villa renovation runs 12–20 weeks depending on scope. Pool and landscape works run in parallel where possible to compress the schedule.
Permits, NOCs and community approvals
Most external changes (façade, boundary walls, pool, landscaping) and structural changes need Dubai Municipality or DDA approval plus community NOC. We coordinate the drawings, fees and inspections. Cosmetic interior works don't usually need approval, but kitchen and bathroom reconfigurations often do because of MEP changes. We tell you upfront which path your project takes.
