Building Maintenance in Dubai: AMC Buyer's Guide

A good building maintenance services contract in Dubai saves money long term, not just convenience. This buyer's guide explains what coverage you should expect, what response times are realistic, and how to avoid being upsold on call-outs.

What an AMC should cover

Quarterly HVAC servicing, monthly electrical and plumbing checks, biannual water tank cleaning, annual civil and waterproofing inspection, façade checks, fire-safety equipment inspection, and unlimited corrective call-outs within a defined SLA.

Response times that matter

Critical: water leak, total power loss, summer AC failure — within 4 hours. Routine: dripping tap, minor electrical, paint touch-up — within the same week. Anything slower and the contract isn't really an AMC.

Spotting upsell traps

Watch for contracts that exclude 'consumables' (filters, chemicals, small parts), charge per call-out within an AMC, or quote suspiciously low monthly fees with high variable bills. Total cost matters more than headline price.
