What an AMC should cover
Quarterly HVAC servicing, monthly electrical and plumbing checks, biannual water tank cleaning, annual civil and waterproofing inspection, façade checks, fire-safety equipment inspection, and unlimited corrective call-outs within a defined SLA.
Response times that matter
Critical: water leak, total power loss, summer AC failure — within 4 hours. Routine: dripping tap, minor electrical, paint touch-up — within the same week. Anything slower and the contract isn't really an AMC.
Spotting upsell traps
Watch for contracts that exclude 'consumables' (filters, chemicals, small parts), charge per call-out within an AMC, or quote suspiciously low monthly fees with high variable bills. Total cost matters more than headline price.
Building age and what to expect in the AMC
Buildings under 5 years old: AMC focuses on preventative maintenance and warranty-aligned servicing. 5–15 years: expect more reactive work, occasional component replacement, water-tank cleaning and waterproofing refresh. Over 15 years: budget for at least one larger refurbishment item per year — re-piping, DB upgrade, AC retrofit, roof waterproofing — alongside the regular AMC.
