Installation: the decisions that lock in maintenance cost
Skimmer count, pump type, filter type, salt vs chlorine, equipment access — every one of those installation decisions sets the floor for maintenance cost over the life of the pool. Cheaper installations with undersized equipment cost more to run and break down more often. Premium variable-speed pumps and properly sized filtration pay back through lower running cost and longer service intervals.
Maintenance: what good service actually looks like
Weekly visits in residential use. Chemical balancing by test reading not by calendar. Equipment inspection on every visit. Filter cleaning to schedule. Tile-line brushing and surface skimming. Written log per visit. Quarterly or biannual equipment deep-service. Annual filter media replacement. If your current service provider doesn't do at least this much, you're over-paying for under-serviced water.
Realistic annual budget
For a 4×8 m residential pool: AED 700–1,500/month AMC including chemistry. Equipment replacement reserve AED 5,000–10,000/year averaged across the life of the pool. Major refurbishment (re-tile, waterproofing refresh) every 8–12 years at AED 60,000–150,000 depending on scope. Plan for total cost of ownership, not just the build cost.
Why we recommend handover into AMC
New pools need careful chemistry for the first 3 months while plaster and grout cure. Skipping this stage stains tiles and can affect workmanship support. Most of our pool construction clients sign an AMC from day of commissioning so the pool is protected through the curing period and beyond.
