Staircase types — which suits your villa or office
Straight staircases: most efficient, easiest to fabricate, cheapest. L-shape / U-shape: needed where straight runs don't fit the floor plan. Floating mono-stringer: clean, modern, premium look — most-photographed villa staircase in Dubai. Helical (curved): premium villa entrances, requires CNC-formed stringers. Spiral: tight-space rooftop accesses and small lofts.
Material and finish choices
Stringer: powder-coated mild steel (best value, visible structure), hot-dip galvanised + powder-coat (exterior), brushed stainless 304 (interior premium), brushed stainless 316 (pool deck, beach-front, salt-exposed), wood-clad steel (warm interior look). Treads: solid oak/walnut (warm modern), marble (premium classic), porcelain or anti-slip steel (commercial), glass (feature only, slippery — needs anti-slip film). Risers: open (lightest visual), closed (most child-safe), LED-illuminated (statement feature).
Glass railing and balustrade — Dubai-grade specification
Frameless tempered glass with point-fix spigots is the default for villa pool decks, balconies and rooftop terraces. Specify 12mm toughened for interior, 15mm toughened (or laminated) for any railing without a continuous top handrail. Heat-soak test the glass to reduce spontaneous breakage. Fixings: stainless 316 only on any surface exposed to chlorine spray, salt air, or direct rain — 304 corrodes within a year on Dubai pool decks.
Dubai Municipality safety heights: 900mm for interior staircases, 1100mm for balconies and roof terraces, 1200mm around swimming pools. Child-safety gap maximum 100mm anywhere a child can fit.
Indicative costs in Dubai
Industrial mild-steel commercial staircase: AED 8,000–25,000 depending on flights and finish. Floating villa staircase with oak treads + frameless glass railing: AED 35,000–120,000+ depending on span and material. Stainless steel + glass balustrade for balconies and pool decks: AED 1,200–2,400 per linear metre supplied and installed. Pure glass infill on existing stair: AED 800–1,400 per linear metre depending on glass thickness and fixings.
Lead times and approvals
Shop fabrication 3–6 weeks. Site installation 2–5 days for a residential feature stair, 5–10 days for commercial steel stairs. Internal villa staircases inside existing structures usually need no approval. External staircases, fire-escape stairs, mezzanine access stairs and any commercial-premises staircase: DM approval required — we coordinate drawings and inspection.
